Can I customize the models?

Yes! Every model is fully customizable. Modify floor plans, add porches, choose finishes, select appliances, and more. The final price reflects your changes. During your Discovery phase, we walk through all customization options with detailed pricing.

How long does it really take?

8–9 months from start to move-in is typical. That's 30% faster than traditional construction. The timeline breaks down: 4 weeks design, 4 weeks permitting, 27 weeks factory fabrication (done in parallel with permits), and 2–4 weeks on-site assembly and final setup.

What's included in the price?

Everything: design, engineering, fabrication, delivery, installation, and system startup. Included are structure, HVAC, electrical, plumbing, appliances, and finishes. Optional add-ons (heating, smart home, premium finishes, landscaping) are priced separately with full transparency.

Are modular homes financed differently?

Traditional construction loans work fine with modular. Many homeowners use Hearth for faster approval and modular-friendly terms. Cash payment plans (30/30/30/10) are also popular, aligning payments with build milestones. We help coordinate with your lender.

What about permitting and building codes?

Modular homes meet or exceed International Building Code (IBC) standards. We handle permit applications and coordination with local building departments. Factory inspection and testing ensure code compliance before delivery. Permitting typically takes 4–6 weeks.

Can I see the factory?

Absolutely! Our facility is in Oklahoma City, Oklahoma. We encourage homeowners to visit and see their home being built. You'll receive progress photos throughout fabrication, and you can schedule a site visit anytime.
