Best for projects under $100,000 — pools, food-truck builds, ADUs, and smaller container homes. For larger projects we'll point you to construction-loan options.

Financing FAQs

What credit score do I need?

Hearth typically requires a minimum 620 credit score, though 700+ qualifies for better rates. Traditional construction lenders may have similar requirements. Ask us about alternative programs if your score is below 620.

Can I get 100% financing?

Yes, up to 100% of the project cost is available through some programs, especially if you have significant equity or strong credit. Most loans require 10-20% down. We'll help you understand your options during the Discovery phase.

How long does approval take?

Hearth pre-qualification happens in days. Full approval depends on appraisal and underwriting—typically 2-4 weeks. We manage the coordination to keep your project on schedule.

What if I'm financing an investment property or ADU?

Investment financing has different terms, but Hearth and other lenders support ADU and rental projects. Tell us during Discovery and we'll connect you with the right programs.

Do you offer discounts for cash deals?

Our pricing is transparent and not dependent on financing method. Cash deals don't receive a discount, but you do get the benefit of faster project completion with no lender contingencies.

Can you recommend local lenders?

Absolutely. We work with several local Oklahoma lenders and can provide referrals. We can also facilitate conversations between you and your chosen lender to explain the modular process and timeline.
